The Building & Zoning Department issues all construction related permits for all of Ogemaw County and performs all inspections. In addition to construction permits, this department enforces the Zoning Ordinance throughout the county, except within the borders of: the city of West Branch, West Branch Township, and Edwards Township. Please call to obtain the proper fee for your project and more details on the new requirements.

In addition to an application for a building permit, you will be required to supply this department with additional information, specific to your project. This information may include:

A septic tank permit if you are adding bedrooms, or building the first building on a parcel of land.
A driveway permit, or approval of your existing driveway if your property borders a county road.
A floor plan, and a cross section of the structure is required for nearly all permits.
A site plan, showing the new construction, and dimensions to all lot lines.

There may be other requirements as well. Please contact the office for more information on
additional requirements.

We currently issue Soil Erosion Permits throughout Ogemaw County. If you are disturbing more
than 1 acre of land, or are disturbing soil within 500 feet of any designated lake, stream, or
natural wetlands, a Soil Erosion Permit is required. For more details you may call our office and

The Construction Board of Appeals

Functions
The Construction Board of Appeals is a state mandated board. Members are appointed by the
Chairperson of the County Board of Commissioners.
Anyone who disagrees with a decision made by the Building Department regarding construction
codes has the right to appeal the decision to this board. The board listens to the facts regarding
the issue, and makes a decision. If a person disagrees with the local Board of Appeals, they may
then appeal to the State Construction Board of Appeals.
The local Construction Board of Appeals cannot make decisions so broad as to effectively
make an exception to the code, and cannot allow any exceptions to the “barrier free” or
“handicap” code requirements.

The Ogemaw County Building and Zoning Office now accepts credit card payments for permits

3. Property Identification, i.e. property address, property owner. Tax ID number preferred.
